Established in 2008, Minuteman Realty Services, Inc. is a full service residential real estate appraisal and appraisal management company dedicated to serving our customers with the highest level of customer service, quality, and most importantly, timeliness. Named after the "Citizen Soldiers" of the Revolutionary War, we stand ready to serve you within a moments notice. We are skilled at preparing all types of reports for all purposes. Be it mortgage lending, estate or marital resolution, or even Primary Mortgage Insurance (PMI) removal, we are here to serve all of your residential real estate appraisal needs.

For our mortgage lenders, we understand your need to receive an appraisal before the competition does, and we stand ready to deliver you a quality report within 5 working days from order to delivery, and in most instances, sooner. We also understand your need for a quality report. One that won't be held up in underwriting or questioned for its thoroughness and accuracy. We take great pride in delivering an error free report filled with concrete data enabling you to make sound lending decisions. We are also FHA approved for your federal lending needs.

We also provide a full range of appraisal management services allowing our clients to comply with the provisions of the Home Valuation Code of Conduct (HVCC). Unlike most other appraisal management companies, we are appraisers serving clients and appraisers. Most appraisal management companies will charge upwards of 50% of the appraisal fee leaving the person actually completing the appraisal, the appraiser, with a mere 50%. Minuteman Realty Services, Inc. charges 10% for appraisal management services allowing the appraiser to keep most of the money they've earned. In order to comply with the provisions of the HVCC we will not provide appraisal services for companies contracted for appraisal management services. All appraisal services under our appraisal management contracts are provided by appraisers unaffiliated with Minuteman Realty Services, Inc.

For our legal customers, we understand your needs, as well. We understand you also need a timely report, accurately reflecting values that won't be questioned by the courts or state and federal taxing authorities, unnecessarily delaying resolutions and your ability to deliver solid legal advice to your clients.

And for our homeowner's, we know you need to maximize your hard earned income and can ill afford the financial burden of PMI insurance and hefty real estate taxes. We can assist you by providing an opinion of value for PMI removal and real estate tax appeals and abatements. We use the latest technology to establish market values through a thorough search of both private real estate data collectors and public records.
